PMCD was founded in Beaconsfield in 1990, our specialist retail division was launched in 2009 and our Maidenhead office opened in January 2014. We are a firm of chartered surveyors and specialise in commercial property west of London. We act as commercial agents; letting, selling and acquiring shops, offices and industrial property and investments, as well as professional advisors in Landlord & Tenant matters, valuations, property consultancy and property management.

Philip founded PMCD in 1990 after 12 years of agency and property management experience in the West End, and quickly expanded the practice into a specialist commercial property consultancy west of London. Philip now deals with property consultancy, investment agency and adds his experience and problem-solving abilities to commercial agency. Married with 3 grown-up children, Philip qualified as a chartered surveyor in 1985 and is a RICS Registered Valuer.

A member of The Royal Institution of Chartered Surveyors, Dan has worked in Beaconsfield since 1996 dealing with shop agency and Estate Management in towns in our core patch West of the M25, such as Beaconsfield, Marlow, Amersham, Gerrards Cross, Henley on Thames, Berkhamsted, Maidenhead, Slough, Windsor, High Wycombe and the niche towns and villages in between.

In this time he has built up a strong understanding of the local marketplace and hundreds of useful contacts. In 2009, following his various successes in the retail sector, Dan set up our division, PMCD Retail which is unique in the locality as the only specialist retail agency dedicated to letting, selling and acquiring shops and restaurants.

Dan is known for his logical, considered, enthusiastic and personable approach to marketing property and his dogged persistence in closing a deal. Dan is married with two young children.

A highly respected agent in the Thames Valley, Nick joined the board in 2009 and heads up our business space division, handling primarily offices and industrial property. As well as dealing with commercial property agency in South Bucks, South Oxfordshire and East Berks for most of his working life, Nick has successfully acquired office, warehouse and retail space throughout the country.

Nick is married with 2 children, and tries to spend the weekend watching Wycombe Wanderers and playing golf, but in reality taxis his keen footballing eldest son to various training sessions and matches…

Property Manager

Saroj joined us in 2011 having worked previously for blue chip companies including Bilton Plc and SEGRO Plc to help run our expanding commercial property management department.  Working with Philip, Dan and Sue, Saroj looks after a mixture of commercial properties as far north as Hull and west as Bristol.  She is married with one son at secondary school and spends her spare time being with family and friends, travelling, yoga and being an active member of the school Parents Association and a local book club.

Office Manager

Sue works in our busy management section with Saroj Nagani.  Sue has taken on the administrator role for the Riverlake property management system and as such is responsible for all the tenant related billing and administrative queries.  A Zimbabwean by birth, Sue joined us in November 2012.  She is married and has three children and four grandchildren and works hard to budget her spare time accordingly between them and her leisure pursuits, which include golf and travel.

Debbie joined us in 2010 as Office Manager at our Beaconsfield HQ. She left us to have her second child and is now based in Essex where she works remotely. Debbie is responsible for making sure that our agency instructions are publicised on those all important websites so that our marketed properties reach their target audience. She provides her services to us as a Virtual Assistant through her company Total Virtual Admin, www.totalvirtualadmin.com, and we are pleased to support her in this venture.

Iris Fashion is the latest Ladies clothes retailer to come to Amersham Old Town which, over the years, has become a quality South Bucks destination for ladies fashion and restaurants.

Acting for the majority of owners and occupiers in the town over the last fifteen years, PMCD has had opportunity to both promote and shape the town as a Ladies Fashion destination.

Dan Collins of PMCD Retail comments “It started with the arrival of Phase Eight who we placed in 1999 following our letting of the adjoining unit to the then operator, Caffé Uno. Their success, coupled with our strategic marketing, has led to our letting other nearby shops to traders including Hobbs, Joules, East, Moda in Pelle, Whistles, Orvis, Country Casuals, Viyella, Rebelle, as well as popular eateries including V’s Kitchen and The Grocer. We have just relocated the Hairdresser, No 67, from the High Street to larger premises in The Broadway, and the Grocer has opened a second shop in the town, demonstrating that small independents are also prospering in Old Amersham. It seems that creating a concentration of synergistic retailers coupled with quality eateries has given Old Amersham a dedicated retailing status helping it to navigate through the recent uncertain economic times.

Shawston International move into High Wycombe

The leading specialist distributor of pipeline equipment and one of the largest independent stockists in the UK today has moved into just under 28,000sf in two adjoining units on Sands Industrial Estate. Shawston International, who previously operated in the South East from two locations in Maidenhead began their search for alternative accommodation about a year prior to their move, mindful that their leases were coming to an end and their occupation of approaching 10,000sf was no longer suitable for their plans for in the area.

As someone with experience of acquiring and disposing of buildings in the area for this particular occupier and similar businesses, Nick Ball, Director at Philip Marsh Collins Deung, was charged with the task of finding a suitable building and negotiating terms to assist Shawston with their goal.

“In these difficult economic times many opportunities were presented but few met all of the location and building requirements needed. After duly considering the overall deal, Units G&H on Hillbottom Road were identified as the right opportunity and negotiations commenced. This process was complicated by the change of ownership of the estate but terms were eventually agreed with landlords, the Northumberland Estate” commented Nick Ball.

“With the impending expiries of existing leases in Maidenhead and our need to expand our operation in the South East, it was necessary to search for alternative premises and make sure that the new premises met all our of operational criteria. The initial search identified many available properties but the various locations, building configurations and potential rents and lease terms needed assessing clearly before taking the time to look at short lists. As a team we had to run this process along with continuing to run the core business. When the ideal premises had been identified, knowledge of the marketplace was invaluable in achieving the best possible terms for the company.” Rob Davenport, Shawston International.

Shawston’s 9 year lease commitment and the contribution of the landlord to substantial refurbishment works demonstrate great commitment to High Wycombe as an industrial location.

Nick Ball, director at Philip Marsh Collins Deung, based in Beaconsfield, is delighted to announce that the prestigious Barn conversions he has been marketing on behalf of Carington Estates have all let. It is just 12 months since long term tenants BT Fresca vacated 3 barns at the end of their leases to move to double the amount of space in High Wycombe town centre.

“I have been involved in this development since it was originally converted in 2006 and although I have let the smaller units from time to time, I have been itching to test the larger buildings in particularly challenging times. When BT Fresca left, approximately 75% of the office space was available but I had every confidence that the product, environment and landlord would attract good tenants in a reasonable period of time.”

The smallest vacant unit let immediately, and with two companies competing, ensuring a good rent with no rent free period. Detailed negotiations had been going on with a nationally recognised organisation for the larger two buildings but they ceased after approximately 3 months. Fortunately, in the meantime, the existing occupier of the smaller units 3 & 4 had expressed a desire to expand within the development and a move into unit 1, surrendering their existing lease.

Those smaller units were then let fairly quickly to two separate companies, coming to Flackwell Heath from the Marlow and Maidenhead areas.

Finally, a lease on the largest unit completed at the beginning of April meaning that all the barns are now in separate occupation and income producing.

Nick closes by saying: “I will miss showing people around; you always get a buzz when people appreciate quality accommodation, and it’s is not just talk at Abbey Barn Business Centre.

Philip Marsh Collins Deung are delighted to announce the successful acquisition of new premises on behalf of their clients, BWP Group Ltd.

The PR and Creative Marketing Agency have outgrown their riverside premises in Maidenhead and, after several months searching, have chosen part of the first floor in Jubilee House on Marlow’s popular Globe Park.

PMCD Director Nick Ball, who acted for BWP in the acquisition comments, “I was aware of BWP’s requirement and first met the management team when I called up and asked them to look at space I was marketing in Globeside, Marlow. Although this particular office was initially of interest, a change in strategy for the company that I was acting for then, meant that we had to withdraw it from the market. During the intervening period though, I had struck up a relationship with BWP who then instructed me to search and acquire premises on their behalf.”

Wanting to keep fairly local, PMCD circulated the requirement through the usual avenues and identified opportunities in Maidenhead, Marlow and Windsor. After desktop studies had been presented to the client, a shortlist was drawn up for viewing.

BWP then selected Jubilee House as a potential location for their new office and negotiations commenced. Market knowledge enabled PMCD to advise and pursue terms similar to those already achieved, not only locally, but elsewhere in the same building. In addition, the parking allocation was doubled with a further facility being secured off site.

In conclusion Nick said: “Fortunately the landlord was represented by an agent familiar to me which made the necessary dialogue required during the legal process easier. A good, reasonably quick deal was achieved, the latter being a rarity these days, and no doubt due to all parties being reasonable and all pulling in the same direction!”
